I'll let you in on a secret! The best overall bargains right now are with New Home Builders.  Best of all, there is a FREE and easy way to get the protection and experience of a Realtor and receive cash back at closing.

 

Because of the slowdown in the real estate market, some of the "spec" homes that the Builders built last year haven't sold yet. They are very motivated to sell those homes and stop paying interest on the construction loans.

 

This is where you can find your best buys! Depending on the price range of the home, some builders are offering up to $20,000 incentives to take these inventory homes off their hands. The more expensive a home, the more incentive - simply because there are not as many buyers in the price ranges above $200,000.

It doesn't cost you anything to have a broker represent your best interest. The builder pays the realtor's commission. A New Home Builder charges the same for a home whether or not you have an agent representing you. Normally, the builder will not give you a discount if you don't use a broker. DON"T Make This Mistake!

Recently, there is a new program called iNest that is being promoted on the web. They offer you cash back on the purchase of a new build, but they offer you no representation. Here is a quote from their literature: "iNEST REALTY IS NOT YOUR AGENT AND IS NOT ACTING ON YOUR BEHALF IN ANY MANNER OR FOR ANY PURPOSE." In fact, you can not use an agent to represent you under their system.

My system offers the best of both worlds. It doesn't cost you anything to have me represent you and your best interests, plus you get cash back after completion of the transaction.

Frequently, when buyers are looking at new homes, they think they don't need an agent to represent them. Actually, the opposite is true! Builders are the only ones that don't have to use the Colorado Real Estate Commission approved contracts & forms - which are created as a fairly balanced contract. The builder's contracts are created by their corporate lawyers to protect the builder and are, therefore, slanted to the builder's benefit. Although you are not normally able to change something you don't like in their contract, a broker can alert you to clauses that are unusual or troublesome to you, the buyer.

Another very important thing to keep in mind is that your realtor MUST accompany you on your initial visit to look at the new builds, or, frequently, the builder will not allow you to bring in your realtor later in the process. That would ruin your opportunity to have someone represent your best interest and to obtain a cash back rebate.
